How to Plan a Repaint for a Rented Home Without Upsetting the Landlord

Tenants often want fresher or different wall colours, but repainting can be sensitive. A little planning and clear communication keeps everyone happy.

First, check your rental agreement. Some contracts mention painting responsibilities or state that walls must be returned to the original colour when you vacate.

Talk to your landlord before doing anything. Share why you want to repaint—maybe the walls are very dirty, or the colour is too dark. Offer to share photos and suggest simple, neutral shades that can benefit future tenants as well.

Clarify who will pay. In some cases, landlords agree to cover full or partial costs, especially if the house genuinely needs painting. In other cases, you may pay for the colour change with the understanding that you won’t be asked to repaint again when leaving.

Use good painters and commit to a clean job—proper masking, no drips on floors or switches. A neat finish will make your landlord more comfortable with you doing such changes.

Put any agreement about costs and colours in a short message or email so there’s no confusion later.
